Job Summary:
We are seeking an experienced Senior Project Manager to lead and oversee high-rise residential and commercial projects, from inception through handover. The role involves full responsibility for project execution, including planning, design, tendering, procurement, construction, quality, safety, and budget management, ensuring projects are delivered on time, within budget, and to the highest standards.
Key Responsibilities:
Project Planning & Strategy
Define project scope, objectives, and deliverables in collaboration with senior management.
Develop detailed work plans, schedules, and budgets using MS Projec.
Track project milestones and proactively resolve potential risks to ensure timely delivery.
Design & Tendering
Review design doents, drawings, and specifications for completeness and compliance.
Conduct constructability reviews and cost analyses to support value engineering.
Shortlist and manage consultants, contractors, and suppliers; oversee tendering, bid evaluation, and contract negotiations.
Ensure all statutory approvals, permits, and NOCs are obtained on schedule.
Project Execution & Management
Lead project teams and provide on-site leadership to achieve project objectives.
Supervise day-to-day activities, site progress, and resource allocation.
Monitor contractors’ performance and ensure compliance with contractual obligations.
Manage scope changes, change orders, and risk mitigation strategies.
Conduct regular progress meetings, reporting, and stakeholder communication.
Financial & Contract Management
Prepare and monitor project budgets, cash flows, and cost projections.
Administer contracts, including claims, variations, and payment schedules.
Ensure compliance with FIDIC contracts and company policies.
Quality, Safety & Compliance
Ensure projects meet design standards, building codes, and quality specifications.
Implement and monitor health, safety, and environmental compliance on-site.
Address post-handover issues, snagging, and client feedback.
Stakeholder Management
Maintain strong relationships with clients, consultants, contractors, and authorities.
Provide regular status reports, forecasts, and risk assessments to senior management.
Bachelor’s degree in Civil Engineering or Construction Management.
Minimum 10 years of experience in construction, including interiors and civil works.
Proven experience in high-rise residential and commercial towers in the UAE.
Strong knowledge of FIDIC contracts and construction processes.
Proficient in MS Projects / Primavera; working knowledge of AutoCAD and Aconex preferred.
Expert understanding of building materials, construction methods, and regulations.
Excellent leadership, communication, and team management skills.
Strong analytical, problem-solving, and organizational abilities.
